What is pre-application advice?

We positively encourage pre-application discussions with prospective applicants before an application is submitted. This helps you to submit all the required information to enable us to deal with the application as efficiently as possible and reduce the likelihood of submitting invalid applications. This process can also help you understand how planning policies and other requirements affect your proposals.

The pre-application process

A Duty Officer is available from 8.45am to 1pm, Monday to Friday, to assist with general planning enquiries on the telephone and for short informal meetings to provide general planning advice. This is a free service.

From 1 October 2016, we will be applying charges to all requests for formal written pre-application advice. A schedule of fees and exemptions can be found here.

We aim to acknowledge pre-application requests within three working days of receipt. An acknowledgement letter will advise the name and contact details of the Planning Officer dealing with the application, a response date and reference number. If you need to contact us, please quote the reference number.

The Planning Officer will write to confirm the advice given at the pre-application stage within 15 working days of receiving your application. All advice given will be based on an objective assessment of the information provided, but will be given without prejudice to any final decision the Authority might take in the matter.

When submitting your pre-application request, where possible, the following supporting documentation should be provided:

  • site location and block plan
  • elevations
  • photographs
  • any other supporting documentation
